Did you think Kelowna is one homogeneous City? 

Well, it is not.  Just like larger metropolitan areas, the City of Kelowna and the surrounding areas is made up of individual neighbourhoods that each have their own characters and attributes.  Each single neighbourhood adds to the whole – The City of Kelowna.

Quail Ridge

The Quail Ridge – University District is home to two of the largest economic drivers in the valley namely the Kelowna Airport and UBCO. 9,000 students call the University home between September and May while the YLW is the 11th busiest airport in Canada with over 1 million passengers a year.

In 1993 Centel started working for the Developers of Quail Ridge as the Marketing Coordinator and in 1994 Barret started in Sales selling the first offerings of Quail Ridge real estate. In essence WATSON BROTHERS have been involved with the Quail Ridge Community and Real Estate Sales since its beginning.

The Quail Ridge Golf community offers a mix of apartment, town home and single family housing. It is quiet, green and family, investor or empty-nester friendly. Not only is the Quail home to The Quail and The Bear Championship Golf Courses, the area is growing with amenities. Quail Ridge also has bus service connecting it to the rest of Kelowna, it makes it a great place to call home!

Big White

45 minute from Kelowna and a world away.

With over 11,000 beds on the mountain in a mix of chalet and condo style accommodation Big White has a Real Estate solution for just about everyone.

It is a market onto itself with some buildings with good reputations, some not so good.  Some town homes and chalets are better than others – we both own on the hill and have been on the hill helping families and investors buy and sell for over 17 years.

If you ski or board the fresh champagne power is not to be missed!

Glenmore

Tree lined streets, great schools, proximity to amenities and lots and lots of families best describes this long established neighbourhood.

A mix of 60;s 70;s and 80;s era homes on large lots are typical in this area.   Many original owners are moving on in life and young families are replacing them – making changes, adding modern touches or replacing entire homes.

Parks, recreation, small localized shopping, English and French schools and proximity to other key areas of town are the selling features and attraction of Glenmore.  The land is flat and the walking is easy.

Some streets are better than others – we know which ones.

Rutland

Close to everything a family needs is the best way to describe this area. 

All three levels of schools, churches, temples, shopping, huge recreation facilities and mostly older homes on some of Kelowna’s biggest city lots.

Homes on ¼ acre lots are not uncommon to find so there are plenty that have shops, pools and carriage homes.

The area sometimes gets a bad rap and sure there are areas that may be less desirable but there are many that could be at the top of your buying list.  We can help.

The Mission green way connects this neighbourhood to the rest of Kelowna.

Costco, two malls, all the transportation and services a person could need and affordable living in great homes is the key selling feature of Rutland South.

Schools, more parks and easy walking flat terrain help attract all generations of residents.   Hwy 33 leads to Big White, while the Mission Greenway leads to big family fun.

There is no more land in the area to develop so the old stuff will eventually give way to new product and reno’s.  This area has a lot of potential.

Black Mountain

Located up Hwy 33 just outside of Rutland is a community made up of mostly newer homes.

There are some established streets of older homes many with views but they are being overshadowed by the constant march of development up walker hill.  The newer homes possess huge views of the valley with distant lake views.

The terrain is not always family friendly and some yards can be non-existent but for some families and some empty nesters it makes perfect sense.   Want to be close to town but not in it? Want views? Want value?

Kelowna North

Typically identified by its proximity to all things downtown – this up and coming neighbourhood is becoming more popular with the hip and trendy crowd.

Walking distance to great bars, restaurants, theatre, movies, the new yacht club, Prospera place and of course City Park.  Knox Mountain and all its outdoor activities are contained in the Kelowna North boundary.

Housing is a mix of smaller war time homes, newer condos, high density apartments and of course new modern homes that are slowly taking the place of older war era homes.
